Why Early Façade Coordination Protects Programme, Quality and Cost
Façade problems rarely begin on the day the installation team arrives.
A delayed approval, unresolved interface, incorrect opening, late material release or missing access arrangement may have been developing for weeks before it becomes visible on site.
By that stage, materials may already be manufactured, labour may be booked and the construction programme may have little room to absorb further delay.
Early façade coordination is about identifying those risks while there is still time to manage them.
It brings the design, procurement, manufacturing and installation requirements together before decisions become expensive or difficult to change.
For main contractors, developers and façade specialists, this can provide better programme control, clearer responsibilities and a more reliable route into installation.

Coordination Is More Than Another Meeting
Good coordination is not measured by the number of meetings held or emails issued.
It should produce clear decisions.
Before materials are ordered and installers are mobilised, the project team should understand:
What is being installed.
Which drawings and specifications are approved.
Who carries each design and procurement responsibility.
Whether the supporting structure and openings are suitable.
How materials will be manufactured, delivered and stored.
What access and lifting arrangements are required.
How the façade works fit into the main construction programme.
Who will resolve technical queries and changing site conditions.
When these points remain unclear, responsibility can become fragmented between the architect, main contractor, system supplier, fabricator and installer.
Each party may complete its own individual task, but the complete façade package can still fail to progress as planned.
The purpose of early coordination is to make those responsibilities visible and connect them through one workable delivery plan.
Start With the Available Information
The first step is understanding the quality and status of the project information.
Tender drawings may be suitable for pricing but not detailed enough for manufacturing or installation. Specifications may identify performance requirements without resolving every interface. Architectural drawings, structural information and façade details may also have been produced at different stages.
Before procurement progresses, the project team should confirm:
• Which documents are current
• Which drawings are approved for construction
• Whether dimensions have been verified
• Whether outstanding design decisions have been identified
• Who is responsible for producing and approving each item
• When the remaining information must be released
This does not mean every minor detail must be resolved before any work can continue.
It means that outstanding information should be recognised, allocated and managed against the programme rather than discovered during installation.
Façade Elements Do Not Work in Isolation
Windows, doors, curtain walling and cladding connect with numerous other parts of the building.
These can include:
• Primary and secondary structure
• Sills, thresholds and floor levels
• Insulation and cavity zones
• Membranes and perimeter sealing
• Fire barriers and compartmentation
• Roofing and parapet details
• Internal walls and finishes
• External paving and drainage
• Access control and automatic-door systems
• Mechanical and electrical interfaces
A façade element can be manufactured correctly and installed in accordance with its own details while still encountering problems at its boundaries.
For example, a door threshold may conflict with the finished floor or external paving level. A curtain wall bracket may require a structural fixing zone that has not been provided. A membrane may be specified without a coordinated route around adjoining construction.
These are project interfaces, not isolated product issues.
Reviewing them early allows the relevant designers, suppliers and contractors to agree a practical solution before the installation sequence is affected.

Confirm Openings, Structure and Tolerances
Approved drawings do not remove the need to understand actual site conditions.
Structural openings, floor levels, datum lines and fixing zones should be checked at the appropriate stage. The timing of these checks is important because the structure may continue changing as other works progress.
The project team should establish:
• Who is responsible for surveying
• When openings will be ready for measurement
• Which dimensions control manufacturing
• What tolerances apply to the façade system
• What happens when the structure falls outside the agreed tolerance
• Who approves any packing, adjustment or remedial solution
An installation team cannot correct every structural variation through adjustment on site.
Where openings or fixing areas fall outside the required parameters, an agreed solution may be needed before installation can proceed safely and correctly.
Early surveys and clearly communicated results give the project team more time to respond without disrupting labour, access or material sequencing.
Connect Design Approvals With Procurement
Façade programmes are often driven by manufacturing and material lead times.
However, manufacturing cannot always begin simply because an order has been placed.
Approved drawings, colours, glass specifications, hardware, ironmongery, fire-performance requirements and interface details may all be needed before materials can be released.
The programme should therefore connect:
Design development.
Client and consultant review.
Technical approval.
Material release.
Manufacturing.
Delivery.
Installation.
Inspection and handover.
If one stage moves, the effect on the remaining stages should be understood and communicated.
Requesting an earlier installation date without moving the necessary design approvals and material releases will not create a workable programme.

Plan Access, Lifting and Storage Before Mobilisation
Materials being available does not automatically mean they can be installed.
Façade units may require scaffolding, mast climbers, mobile elevated work platforms, glazing robots, cranes or specialist lifting equipment. The correct solution depends on the product, unit size, building height, site constraints and installation sequence.
The project team should confirm:
• How materials will enter and move around the site
• Where deliveries can be unloaded
• Whether storage areas are available and suitable
• Which lifting equipment is required
• Who is providing and managing the equipment
• Whether access zones will remain available
• How the works interact with scaffolding and other trades
• Whether completed units need temporary protection
These arrangements should be established before the team arrives.
Mobilising labour without confirmed access, materials or work areas creates cost without useful progress. It can also place pressure on teams to work around conditions that were not part of the agreed plan.
Make Responsibility Clear
Many façade delays are made worse by uncertainty over who should make the next decision.
A responsibility schedule should identify who owns:
• Design development
• Technical submissions
• Client and consultant approvals
• Surveys and dimensions
• Material quantities
• Procurement and manufacturing
• Deliveries and storage
• Access and lifting
• Installation management
• Quality inspections
• Technical queries
• Changes and variations
• Handover information
The allocation will depend on the chosen delivery model.

Whichever model is selected, the boundaries should be written into the scope rather than left to assumption.

A detail may be technically correct but difficult to deliver under the actual site conditions.
Installation input can help the project team consider:
• Whether the proposed fixing can be accessed
• Whether the unit can be safely lifted into position
• Whether installation can follow the planned sequence
• Whether temporary protection or support is required
• Whether tolerances are achievable
• Whether adjoining work will restrict access
• Whether the detail can be inspected and recorded
This is not about allowing the installation team to redesign the façade informally on site.
It is about using practical delivery knowledge while the design can still be properly reviewed, coordinated and approved.
That connection between technical information and site delivery becomes increasingly important on phased, restricted or programme-critical projects.
Early Coordination Does Not Remove Every Risk
Construction projects change.
Designs develop, programmes move and site conditions do not always match the available information. Early coordination cannot prevent every issue.
What it can do is create a stronger process for identifying, allocating and resolving issues.
When information, responsibilities and deadlines are visible, the team can respond earlier. When they remain unclear, the same issue is more likely to move through design, procurement and manufacturing before becoming an urgent site problem.
The objective is not to produce a programme that never changes.
It is to create a delivery structure capable of managing change without losing control.
